EDAG - search for a new office

Realized services: - Transaction consulting- Stay vs Go analysis- Renegotiation of lease agreement- Work environment studies (workplace)- Interior design- Investment supervision (project management)Purpose: The main goal of the company’s strategy was to improve the standards of local offices and provide long-term leased office space. An important aspect was also to provide a place convenient for employees, with comfortable furniture, a cozy, homey atmosphere and good lighting.Process: Brookfield Partners was selected to carry out a comprehensive relocation process for three Polish offices - in Warsaw, Poznan and Krakow. The company’s strategy was to improve the standard of the local offices and secure a long-term lease for office space.Among other things, Brookfield Partners provided comprehensive services in searching for suitable office space, analyzing the real estate market, negotiating lease terms, and advising on the design and fit-out of the new offices.As a result of the relocation process, EDAG had the opportunity to improve the standard of local offices, bringing them up to the latest standards and requirements. As a result, employees gained access to modern and functional offices, which had a positive impact on their productivity and comfort.In addition, by leasing office space on a long-term basis, the company has stability and certainty in its rental costs. This means that the company can focus on its core business and further development, instead of worrying about the day-to-day problems associated with office premises.With the support of Brookfield Partners, the company was able to carry out the relocation process efficiently and effectively, resulting in improved working conditions and business growth.

Energix Poland - search for a new office

Purpose: The office was to reflect the values of Energix Poland and be similar in style to the company’s headquarters located in Israel. In addition, the office had to be well located for commuters, both by car and by public transportation. All these criteria are met by the historic, restored building that is part of the Powiśle Power Plant complex.Process: Brookfield Partners was selected for the process of finding a new location for the company. Energix Poland sought to create a unique office space in a prestigious location in the center of Warsaw. The international leader in the energy industry set a goal of creating an office that would not only reflect the company’s values and style, but also harmonize with its headquarters in Israel. The central location of the Warsaw office was equally important for its access to key sites and convenient transportation links.Energix was also keen to provide adequate rooms for the CEO, CFO and all other team members. A conference room and reception area were also essential elements of the office. The client wanted all these rooms to be as flexible as possible. In this case, modular walls were used, the arrangement of which can be changed and rearranged at will. The result can be an easy combination of two rooms into one large one, or vice versa. In addition, special coatings were used for the glass walls - electrochromic smart glass, which become less transparent under the influence of an appropriate electric voltage. This provides comfort and greater discretion and focus for those inside.The team of architects designed the office space taking into account all the above requirements of the client in order to provide an efficient and functional work environment that meets the company’s expectations.The clients were very involved in the process, refining the design together with the architects. The company relied on modern solutions, such as ergonomic furniture, advanced technology, and functional space solutions.

Grand Parade - search for a new office

Realized services: - Transaction consulting- Stay vs Go analysis- Renegotiation of lease agreement- Work environment studies (workplace)- Interior design- Investment supervision (project management)Purpose: The office was to reflect the values of Grand Parade - a place where ambitious people can fulfill themselves in a friendly and comfortable environment. A natural direction was to analyze the most modern and best-located office buildings in Krakow, providing flexible interior design options.Process: One of the most important issues was to create a space in which every employee in the office would feel comfortable and be able to find informal areas to work or a place to relax.After several months of exploring several locations, Grande Parade decided to extend the lease at the current location - Kotlarska 11 - and rearrange the office for new hybrid work standards. The planning was aided by a workshop conducted, where managers presented visions of how their teams would work, and architects transferred them into office layout designs.

Notus Finanse - search for a new office

Realized services: - Transaction consulting- Negotiations- Work environment studies (workplace)- Interior design- Investment supervision (project management)Purpose: The main goal of the office makeover process was to create a space that would be a model in terms of color and design, both for the client’s existing and future offices. Notus Finanse wanted to provide employees with a modern desktop and hybrid work environment. In the case of Nothus Finanse, the office is not just a space for employees, it is also a showcase and a place to meet with clients. That’s why the company needed a separate area in the office with 15 meeting rooms and a large conference room connected to a coffee point where clients can feel comfortable and enjoy a delicious cup of coffee.Process: At the beginning of the cooperation, the consultant prepared a list of buildings that met the guidelines for the location and standards of the space sought. Together with Notus Finanse, they managed to select a short list of buildings with which the company wanted to start more advanced negotiations. Number one for the client became the office part of the Plac Unii building. After preparing a functional floor plan, an office arrangement design, bids from finishing companies were collected to complete the projects.Unfortunately, it turned out that the valuations of the finishing companies exceeded the assumed budget, which posed a big problem on the way to signing a contract in the building. Thanks to successful negotiations with the contracting companies, we managed to reduce the cost of the arrangement by 15%. The process was completed successfully and all the set assumptions were met.The greatest reward of working in the Warsaw office was the trust we received, which allowed us to continue our cooperation on future projects.
